Documentation

Welcome to Propellar. This guide will help you get started managing your properties, tenants, and leases in one place.

Key Concepts

Propellar organizes your rental business around four core concepts:

Organization
You or your business as the operator — the entity that owns and manages properties. You set this up once when you first sign in.
Property
A physical address. A property has one or more units. Single-family homes are modeled as a property with a single unit.
Unit
A rentable space within a property — apartment 2B, for example. Units can be occupied or vacant, and are linked to leases.
Tenant
A person renting or applying to rent a unit. Tenants have their own Propellar accounts and can view and sign their leases online.
Lease
A rental agreement between you and a tenant for a specific unit. Propellar generates leases that can be signed digitally and stored automatically.

Properties

In Propellar, a property represents a physical address that you own or manage. Each property contains one or more units — the individual spaces you rent out.

Single-family homes are modeled the same way: one property, one unit. This keeps the data model consistent regardless of portfolio size.

Adding your first property

  1. Navigate to Properties in the left sidebar.
  2. Click Add Property and enter the street address.
  3. Add units — for each apartment or rentable space, enter a unit identifier (e.g., "1A", "2B", or "Main").
  4. Save. Your property is now ready to receive tenants and leases.

Tenants

Tenants are the people renting your units. When you add a tenant in Propellar, you can invite them to create their own account so they can view and sign leases online — no printing required.

Leasing

Propellar integrates with Documenso for digital lease signing. You generate a lease from your property and tenant details, send it to the tenant for their electronic signature, and the signed document is automatically stored and linked to the lease record.
