2. Add a property

3. Add tenants

4. Create a lease

Properties
In Propellar, a property represents a physical address that you own or manage. Each property contains one or more units — the individual spaces you rent out.
Single-family homes are modeled the same way: one property, one unit. This keeps the data model consistent regardless of portfolio size.
Adding your first property
- Navigate to Properties in the left sidebar.
- Click Add Property and enter the street address.
- Add units — for each apartment or rentable space, enter a unit identifier (e.g., "1A", "2B", or "Main").
- Save. Your property is now ready to receive tenants and leases.
Tenants
Tenants are the people renting your units. When you add a tenant in Propellar, you can invite them to create their own account so they can view and sign leases online — no printing required.
Leasing
Propellar integrates with Documenso for digital lease signing. You generate a lease from your property and tenant details, send it to the tenant for their electronic signature, and the signed document is automatically stored and linked to the lease record.
